Sounds like a good idea to a lot of us in Massachusetts as we look at the endless piles of snow… So I mentioned I’m a real estate broker and that my Realtor friends in Florida have been sending me information about some fabulous opportunities especially in Naples and Fort Myers where she would be going. We talked about what a great house she could buy for so much less money than here :) and then she said: “but it’s such a bad time to sell, nothing is selling!” &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Really? While hardly a day goes by without a headline about “the housing market” as if there is one big market when really there no such thing; all real estate is local and whether houses are selling or not depends on supply and demand which varies greatly around the country. In New England it varies from town to town and within the town it can vary by price point. While the supply in places like Florida and Nevada is still high, right now the supply of homes for sale in the towns west of Boston is really low. Compared with last year at this time the number of single family homes for sale has dropped&amp;nbsp;21% in Maynard.&amp;nbsp;Of course, no one can tell you exactly what the demand is, however, based on 2010 absorption rates and the increased number of calls from buyers since Thanksgiving, I would say buyers are hungry for new listings to come on the market.&lt;br /&gt;&lt;br /&gt;Everyone wants to sell high and buy low! Well, if you’re selling in Massachusetts and moving to a state like Florida that still has a large supply of homes for sale you can actually to do that! When I explained that to her and told her about some recent single family home sales in town, she kind of got it but was still focused on selling for less than she could have a few years ago. I suggested that she think about where she wants to be rather than what could have been; and, more importantly that she could be with her family and not have to go through another winter like this. &lt;br /&gt;&lt;br /&gt;Bottom line: whether it’s a good time to sell depends on you and where you want to go. Since most home sellers become buyers, selling is just a means to an end; one more step (albeit a big one!) in the buying process. If you are moving to a less expensive town or state, down-sizing within the same market, or even if you are looking to move up within the same town then it’s a good time to sell. Today’s low interest rates are another factor on your side. If you really are ready to make a move because that is what makes sense for your life, don’t let the naysayers deter you and don’t wait for everyone else to go on the market. There have been 10 price reductions on 9 properties during the past month; the average adjustment was -4.13%. &lt;br /&gt;&lt;br /&gt;Of the 37 active listings, 6 have accepted offers and are being shown until contingencies are cleared. However, even with the substantial increase in inventory, list the median and average list prices are only 2,000 less than last year. The median sale price was $280,000 – down by 10% from 2008. Lower prices made for faster sales – the average time on the market was 105 days; 27% fewer days than in 2008. &lt;br /&gt;&lt;br /&gt;There were only four closed sales for single-family during December 2009 in Maynard MA; down from six during December 2008; while both median and average sale prices were up – the median sale price during December 2009 was $391,450; the average was $367,725 and the average time on the market was only 80 days. &lt;br /&gt;&lt;br /&gt;Currently, there are fewer single-family homes on the market in Maynard than last year at this time; only 2, 2 of which already have accepted offers and are being shown for backup offers. Last year there were 31 single family homes available in Maynard. &lt;br /&gt;&lt;br /&gt;List prices range from $111,000 to $519,900. The median list price is less than last year - $284,900 vs. $299,900; the average price is higher - $322,515 compared with $304,048. &lt;br /&gt;&lt;br /&gt;Condominium sales were also up in Maynard during 2009; 31 sold compared with 22 in 2008; the median sale price was $229,000 – down 18.7%; and the average time on the market was 165 days up from 151 days. Townhouse sales at Deer Hedge Run, Apple Ridge, and Oak Ridge more than doubled; 18 units sold in 2009 compared with only 8 in 2008. The median sale price was $226,000; down 11% from the previous year. &lt;br /&gt;&lt;br /&gt;Currently, there are 17 condos/townhouses available in Maynard; last year at this time there were 26. &lt;br /&gt;&lt;br /&gt;Maynard remains a more affordable option for buyers than the surrounding towns – Sudbury, Acton, Concord, and Stow. Town meeting is democracy in it's purest form - anyone can speak up, one person, one vote. Last night's special town meeting in Maynard&amp;nbsp;was democracy at it's best&amp;nbsp;- so great to see people come out to participate in our town government! &lt;br /&gt;&lt;br /&gt;The purpose of the meeting was to vote on building a new high school for Maynard - a major issue for the town. Because the decision makers at the State&amp;nbsp;level&amp;nbsp;still hasn't decided which plan it will approve for funding, participants were asked to vote only to adjorn the meeting and hold another on February 9 at which time we town officials will present an actual plan and we will vote. &lt;br /&gt;&lt;br /&gt;The town meeting form of government is in jepardy. Many towns in Massachusetts, including Maynard, have lowered their quorum minimum in order to conduct business; some towns&amp;nbsp;are working to eliminate town meeting all together&amp;nbsp;due to lack of participation.&amp;nbsp;Wouldn't it be great if people came out to participate and vote on all the issues and not just the ones that effect them directly? What about elections in general - fewer and fewer people come out to vote...&lt;br /&gt;&lt;br /&gt;The system isn't perfect but it's the best we have and it's up to us to make it work. I encourage everyone to attend their town meetings; and by all means, vote in the upcoming Massachusetts senate election on January 19. Decisions are made by those who show up - show up and be counted! New England Appliance for Best Service!</title><content type='html'>So many choices for places to shop these days - big box stores, discounters, sales at high-end malls and specialty stores, and of course, the Internet. Everyone's looking for the best deal but what does that really mean? To me the best deal isn't just price; service is the value added that is priceless; and sometimes we overlook what our local businesses have to offer.&lt;br /&gt;&lt;br /&gt;New England Appliances on Nason Street in downtown Maynard MA, my old standby for appliances for the past 21 years proved it again this past week. My six year old washing machine that I bought at there (after a terrible experience with a large national chain store) broke over the weekend so I called them to come out and fix it. &lt;br /&gt;&lt;br /&gt;Long story short, the problem was a part that had they never seen brake before so it wasn't something they had in stock. Of course, it was two days before Thanksgiving, so we knew it would be a few days before the part would be in. Looked like I'd be spending the holiday at the laundromat - oh well, certainly there are worse things that can happen.&lt;br /&gt;&lt;br /&gt;So I packed up my clothes and headed to the bank to get some quarters. While I was standing in line my phone rang; it was Ron, the owner, calling to say that when he got back to the store he checked a machine they had on the floor and the part was the same, so he took it from the floor model and said he could come over and fix it right then! Awesome I said! What outstanding service...&lt;br /&gt;&lt;br /&gt;There's no way that Walmart or Sears or any on-line store could or would be willing and able to provide such outstanding service; that is something only a local store can do; and it is truly priceless! &lt;br /&gt;&lt;br /&gt;I shop around too, especially in this economy everyone has to. Last year at this time the median list prices was $339,950; the average was $352,974. Closed sales for April and May were up and time on the market was lower. Currently there are only 34 single family homes for sale compared with 54 last year at this time. Seven of the 34 have accepted offers with contingencies to clear. Additionally, there are 15 single family homes with sales pending; these will close in the next month or two.&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;div&gt;&lt;div&gt;The median list price for pending sales is $284,900; the average is $308,647. There have been 10 closed sales so far in 2009; exactly the same number of closed sales for the same period in 2008.&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Those who waited may buy for a lower price, but they may have missed out on some good choices; a lot of sellers are still holding off going on the market. Less supply will eventually will eventually put upward pressure on price; recent sales are already selling close and sometimes above the asking price as there have even been some multiple offers.
