Maynard Mid-Year Market Report

Happy Home-Sellers in Maynard!
 Good news for home-owners in Maynard! Sales and prices are both higher for the first half of 2016 than for the same period in 2015.

Sales and prices were both up in Maynard for the first six-months of 2016 compared with the same period in 2015. There were 59 closed single-family home sales in 2016; 49 in 2015. The median sale price was $341,000 up from $325,900 for the first half of 2015.

The condominium market, including resales of townhouses and new construction, was also stronger in 2016. There were 23 closed sales between 1/1 and 6/30/16, up from 11 for the same period in 2015. The median sale price of $255,000 was also higher than in June 2015.

Maynard Real Estate Update - September Homes Sales Up; Q3 Sales Flat!

Single Family Homes: Good opportunities for buyers who would like to live in Maynard.  List prices for single family homes in Maynard range from $95,000 to $495,000; the median price is $269,000 - down from $321,450 last year; the average price is $288,749 - down from $332,985 last year at this time. There are 61 homes on the market; up from 54 last year. There are 7 single family properties with sales pending. The average price for sales pending is $289,014. Closed sales: There were 9 closed sales of single family homes in Maynard during September 2011, up from 6 during September 2010. Median and average sale prices were also higher. The median sale price was $339,000; the average was $300,111. Sale prices for Q3 were also up from the third quarter of 2010; however, the number of homes sold was exactly the same at 24.

While median and average prices show some general trends, they do not indicate that every house has increased or decreased by the same amount. Sellers who want to move before winter market need to make sure their property is positioned properly to attract the maximum number of potential buyers in the current market.
Condominiums and Townhouses: For anyone looking for easy living there are a total of 19 condominiums and townhouses for sale in Maynard.
Prices range for condos and townhouses in Maynard range from $119,900 to $320,000. New construction prices for over 55 townhouses range from 300K to 320K; resale prices at the established townhouse developments of Deer Hedge Run, Apple Ridge and Oak ridge range from $195,000 to $219,900. At the peak these townhouses were selling as high as the $320s so they are a great deal in the $200s.
Maynard offers more affordable options for buyers than the surrounding towns of Sudbury, Acton, Concord, and Stow. First time home buyers moving from the Cambridge, Waltham, Arlington area are attracted to the active downtown with its variety of specialty shops and restaurants, arts, and movies as well as the variety of opportunities for outdoor activities including walking, hiking, golf, fishing, canoeing. Is Condo Living Right For You? Read the Rules Before You Buy!

Prices for condominiums and townhouses have dropped significantly over the past couple of years and buyers are starting to find the opportunities in Maynard and the towns west of Boston, very attractive; especially at the established communities at Deer Hedge Run, Apple Ridge, and Oak Ridge. Condominium living is exactly the right lifestyle for a lot of people. If you are a first time home buyer, you can generally get more living space for the same price as a single-family home, developments tend to be newer, and some offer amenities such as swimming pools, tennis courts, fitness centers. If you’re just too busy or not interested in working around the house, owning a condo may be for you; the exterior maintenance is taken care of by the homeowner association so you don’t have to be concerned about painting, landscaping, snow plowing, roof replacement, etc. – the benefits of home ownership without the work!

A lot of empty nesters also like the idea of simplifying and having someone else take care of things, especially after this past winter! Wouldn’t it be nice to just lock the door and go somewhere warm next winter without having to worry about anything? Sounds perfect if you’re someone who wants easy living; doesn’t mind having close neighbors; is ok with letting other people make decisions for you or is willing to volunteer to be on the Homeowners Association Board, and won’t mind trading some personal freedoms in return for convenience.

Buyers know that condominiums/homeowner associations have rules that govern the community and offers to purchase a condominium should include a contingency that says the offer is subject to satisfactory review/acceptance of all documents… Most HOA (Home Owner association) rules are pretty standard, and your attorney can tell you which ones you can expect to find in most places, however, communities can and do amend the rules over the years so rules can vary. Parking and pets seem to be the biggest issues but there may also be rules holiday decorations, gardening, decks, facility usage; bicycle and baby carriage storage, some have selling and rental restrictions – these days many developments will not allow investors … Some associations dictate what vendors you can use to replace the windows – yes, units owners are often responsible for windows, doors; know what you will be responsible for.

The lender will review the budget and send a questionnaire asking about the overall well being of the development – i.e. number of owner occupied units, if there are any pending lawsuits, special assessments; but as the buyer, it is really important for YOU to read the rules. Only you can know if you’ll be comfortable living by the rules that govern the condo development you’ll be sharing; and the best time to do that is before you make an offer. Once you accept the condominium rules (or not) you can move forward and enjoy the lifestyle that’s right for you!

Maynard Real Estate - November Sales Up!

Maynard MA: There were eleven closed sales for single-family during November in Maynard MA; up from only seven during November 2008; while both the median and average price were up just slightly; the median sale price was $270,000, the average was $258,545. The current inventory level is lower than last year at this time. Only 30 homes on the market; 4 of which already have accepted offers and are being shown for backup offers. Last year there were 35 single family homes available in Maynard. List prices range from $111,000 to $519,900. The median list price is less than last year - $287,400 vs. $299,900; the average price is higher - $316,270 compared with $310,691. Maynard remains a more affordable option for buyers than the surrounding towns – Sudbury, Acton, Concord, and Stow.Additionally, there are 9 single family homes with sales pending. The average list price for homes with sales pending is $356,811. Pending sales will close in the next month or two.


There are 21 condos/townhouses available in Maynard; last year at this time there were 24. Prices range from $161,900 for apartment-style condos. Townhouse re-sales at desirable Deer Hedge Run range from $247,900 to $276,900; Oak Ridge and Apple Ridge have similar prices. New construction townhomes starting at $279,000 for age restricted units and $329,000 for non-restricted townhouses with first floor master bedrooms and garages. Overall, condominium prices have dropped in Maynard so there are some great opportunities available.
