Welcome to the Maynard MA Real Estate Market Conditions report for August 2010.

There are currently 46 single-family homes on the market in Maynard; twice as many as there were a year ago. However, even with the substantial increase in inventory, list the median and average list prices are only 2,000 less than last year. Sellers may want to reconsider their pricing strategies to account for the increased inventory; buyers have lots of choices these days. Of the 46 active listings, 5 have accepted offers and are being show only for backup purposes. There are also 8 single family homes with sales pending.

Prices for single family homes in Maynard range from $119,900 to $535,000. The median list price is $317,750; the average is $342,136. Average time on the market is currently 85 days, down from 108 last year at this time.

Year-to-date there have been 66 closed sales in Maynard, up from 54 for the same period in 2009. Sale prices were also up – this year’s median is $297,500 compared with $280,000 and the average was $311,397 up from $290,000 last year. July sales were weaker – there were 10 compared with 12 during July 2009 and both median and average sale prices were less than last year. July 2010’s median sale price was $242,700, the average was $276,400. The median for July 2009 was $272,000; the average was $293,090.

For anyone looking for easy living, there are there are 20 condominiums/townhouses available in Maynard; last year at this time there were 23. Prices range from $139,000 for apartment style condos to $339,900 for new townhouses. Prices at the established townhouse developments of Apple Ridge, Oak Ridge, and Deer Hedge Run start at $200,000 for a short sale.

Maynard offers more affordable housing options for buyers than the surrounding towns of Sudbury, Acton, Concord, and Stow, and the town has lots of activities and amenities including an active downtown with a variety of specialty shops and restaurants, a movie theatre, live arts, music, and theatre.
