Maynard Housing Market Report - More Sales; Lower Inventory


Summary: The number of closed sales of single family homes in Maynard continues to increase over 2011. Median and average sale prices were lower than in 2011. 
The number of homes on the market also continues to decline. Lower prices make this a good time for serious buyers who would like to live in Maynard to buy.

Fewer homes on the market makes this a good time for homeowners who are serious about selling their home to list while there is less competition from other properties.
Current: There are 47 single family homes for sale in Maynard; last year there were 65. The median list price is $299,000. Last year at this time the median list price was $274,900. Y-T-D through September 30: Closed sales were up in Maynard for the first nine months of 2012; there were 85 compared with 63 for the same period in 2011. The 2012 median sale price was $270,000; 10.5% less than in 2011.

Condominiums (Including Townhouses and Garden-style): Condominium sales and prices were up in Maynard during September. There were 7 closed sales; there was only 1 in September 2011. The median price was $216,435.
Year-to-date sales and prices are both lower than last year. 22 closed sales compared with 20 for the same period in 2011. The median price was $199,000; down from $242,000.

Current: there are 16 condominiums for sale in Maynard with prices ranging from $119,000 for a bedroom garden apartment-style to $349,999 for age restricted new construction townhouses.
Prices at the established townhouse communities of DeerHedge Run, Apple Ridge and Oak Ridge range from $189,000 to $238,000. Townhouses at these developments are renting for as much as $1,800 per month so it can actually be less expensive to own a townhouse than to rent, especially when including tax deductions and potential price appreciation - during the peak, these sold for over $300K. And, the number of homes on the market continues to decline. Lower prices make this a good time for buyers; while fewer homes for sale make this a good time for home sellers as long as they price their homes correctly.

Maynard Real Estate - Housing Market Update


Summary: The number of closed sales of single family homes in Maynard continues to increase over 2011. Median and average sale prices were be lower than in 2011. And, the number of homes on the market continues to decline.
 
Closed Sales July 2012: there were 16 closed sales during July 2012; double the number sold during July 2012. The median sale price was $277,700; the average was $296,888. The median in July 2011 was $331,250; the average was $344,225.

Pending Sales: There were 12 single family homes in Maynard that went pending during July 2012; up from 8 in July 2011.

Y-T-D through July 31, 2012: Closed sales were up in Maynard for the first seven months of 2012; there were 61 up from 56 for the same period in 2011. The 2012 median sale price was $277,500; the average was $277,475, both less than in 2011. The 2011 median sales prices was $300,350; the average was $326,646.

Listings and price reductions: 109 single family homes came on the market between January 1 and July 31, 2012 and there have been 51 price reductions. For the same period in 2011, 105 came on the market and 58 had price reductions.

Current: There are 49 single family homes for sale in Maynard; last year there were 62. The median list price is $284,900; the average is $278,440. Last year at this time the median list price was $282,400; the average was $296,141. Click to see all the current listings in Maynard.

Condominiums/townhouses: There was only 1 closed sale in July 2012, there were 4 in July 2011. Sales for the first seven months of 2012 were also less – 12 compared with 17 in 2011.

Sale prices: sale prices for condominium were also lower. The median sale price during July 2012 for a condo or townhouse in Maynard was $233,000; only one sold so the average was the same. The median sale price in July 2011 was $247,500; the average was $227,000.

Current: there are 18 condominiums for sale in Maynard with prices ranging from $149,900 for a 2 bedroom garden style to $349,999 for new construction townhouses. Maynard Real Estate - Home Sales Mixed; More Sales Lower Prices

Single family homes: There are currently55 single family homes for
sale in Maynard; down from 58 a year ago.  List prices range from
$79,900 to $469,900. The median list price is $289,900; the average is
$283,105. Last year at this time the median was $299,450 and the
average was $302,299.

Of the 55 homes for sale, 10 properties already have accepted offers
and are being kept active until contingencies are cleared.
Additionally, 13 single family properties went pending in May, 13 went
pending in May 2011. The median list price for sales pending is
$309,900; last year it was $279,900. These sales will close in the
next month or two and we will know the sale prices when they close.

Closed Sales May: The good news is that there were 8 closed sales of
single family homes in Maynard during May, twice as many as in May
2011. However, the median sale price of $212,250 was lower than in
April 2011 when it was $246,000.
Closed Sales Year-to-date (1/1 – 5/31): There have been 29 closed
sales for the first five months of 2012, exactly the same as for the
same period in 2011. However, sale prices were substantially lower
this year. The median sale price was $230,000, the average was
$236,086. Last year the median was $300,000 and the average was
$319,878.
Price adjustments: There have been 61 price reductions on 42 single-
family homes in Maynard during the past 3 months. The average
reduction was -5.82%.
Condominiums and Townhouses: There are 20 condominiums on the market
in Maynard; last year at this time there were 22. List prices range
from $79,900 for a garden apartment style condo to $320,000 for over
55 new construction townhouses.  The median list price is $222,450;
slightly higher than last year when it was $221,950.

Prices at the established townhouse communities Deer Hedge Run, Apple
Ridge, and Oak Ridge range from $189,900 to $239,000.These townhomes
were selling for over $300,000 during the peak, so they are especially
good deals for buyers looking for easy living.
Closed Sales Year-to-Date (1/1 – 5/31): There have been 10 condominium sales
during the first 5 months, last year there were 11 for the same
period. The median sale price Y-T-D for 2012 is $190,750; last year it
was $245,000, so it is interesting that current list prices are higher
than they were last year. Sellers really need to be realistic about
pricing if they want to sell; buyers, this is a great time to buy a
condo or townhouse in Maynard!

Maynard Housing Report Q1 Closed Sales Decline; Pending Sales Up!


Single family homes: First quarter sales and prices dropped from last year in Maynard and were actually lower than they have been in the past 6 years (see charts for 2007-2012). However, the market is getting more active again. There are currently 58 homes for sale, up slightly from 55 last year at this time. Of the 58, 9 already have accepted offers. Additionally, there are 15 single-family properties with sales pending (under agreement).

List prices for single family homes in Maynard range from $149,900 for a 3 bedroom 1 bath bank owned property to $524,900 for a 4 bedroom 2.5 bath new colonial (being built). Maynard is the only town in the area where you can find new construction in the low $500s, but there are only a few so they are selling quickly. The median list price for a single family home in Maynard is $289,900, 10k less than last year; and the average is $300,070, also approximately 10k less. Buyers who want to live in Maynard should make their move while prices and interest rates are low. Median and average list prices for properties with accepted offers and sales pending are already substantially higher than closed sale prices for Q1.

Condominiums and Townhouses: Although the number of condos/townhouses sold in Maynard during the first quarter of 2012 was exactly the same as in 2011: 6, as with single-family homes median and average sale prices were substantially less. The median sale price this year was $190,450; the average was $184,733. The median sale price for Q1 in 2011 was $252,000; the average was $255,300. Smart buyers got some great deals; especially at the established developments of Deer Hedge Run (Deer Path), Apple Ridge, and Oak Ridge where townhouse units were selling for over $300,000 at the peak!
Currently, there are only 12 condos for sale in Maynard; last year there were 21. The median list price is $236,400; the average is $226,435. Based on supply and demand, the lower supply should eventually lead to increased selling prices. Also, as the prices for single family homes go back up, as is evidenced by the prices of the homes that have accepted offers and sales pending, the demand for condominiums will also increase.

Maynard Real Estate Update - Good Opportunities for Buyers!

Single Family Homes: Current list prices for single family homes in Maynard range from $110,000 to $524,900; the median price is $269,450 - down from $300,000 last year; the average price is $288,023 - down from $328,494 last year at this time. There are 46 homes on the market. As in most other towns in the area, the market is very active because of the warm weather and low interest rates and of the 46 homes for sale, there are 8 that already have accepted offers. Last year there were 34 single family homes for sale. More inventory and lower prices combined with amazingly low interest rates make this a great time for buyers who would like to live in Maynard.
There are 11 single family properties with sales pending.
Closed Sales: January and February sales were down substantially from the first two months of 2011; only 9 compared with 17. And, sale prices were also lower. The median sale price was $230,000; the average was $225,889. The median sale price for the same period in 2011 was $321,000; the average was $329,865. On average, it took more time to sell – 130 days compared with 110 days.


While median and average price information is useful, it does not mean that every property value went up or down by the same amount or percent. Maynard had some good year-end opportunities in the lower ranges that buyers to advantage of; the average list price for homes with recently accepted offer is back up to $322,300.

Condominiums and Townhouses: There are only half as many condominiums including townhouses for sale in Maynard as there were last year at this time; 7 compared with 14. Median and average list prices are just about the same; the median is $239,999 and the average is $240,542


Sales of condomiumiums and townhouses for January and February were flat; only 6, last year there 7. And as with single-family homes in Maynard, sale prices were lower. The median sale price was $190,450; the average was $184,733.

Fix It Anyway!

"If it isn't broken, don't fix it" is certainly popular advice, but if you've ever had a serious plumbing leak, you certainly wished you had taken care of the problem earlier.


Washing machines, like all appliances, are supposed to work and when they don't, it's time to have them fixed or replaced. However, there is a critical connection from your water supply that may even be older than your washing machine itself.

Ask someone whose hose broke while they were asleep or out of town and you'll hear stories of how quickly the water can damage walls, flooring and furniture. Almost anyone can replace the hoses with a pair of pliers for under $30.00 to avoid this potential catastrophe.

As you're shopping for the replacement hoses, consider the braided stainless steel connectors. The advantage is that the stainless steel offers additional protection should a soft spot develop in the hose beneath. They'll cost a little more but offer considerably more protection for a nominal price.

Maynard Home Sales Market Report- 2011 Sales Up!

 The 2011 median price was -9.93% less than the peak in 2007 and +7% higher than the low in 2009. The number of homes sold increased since the peak and has remained steady since 2009.

Days on market is an important factor to consider when pricing your home to sell. Buyers will not make offers on homes that are not priced correctly. The longer a house is on the market, the less it will sell for.

Single Family Homes: Current list prices for single family homes in Maynard range from $85,000 to $524,900; the median price is $259,900 - down from $318,250 last year; the average price is $269,997 - down from $330,340 last year at this time. There are 43 homes on the market; up from 30 last year. More inventory and lower prices combined with amazingly low interest rates make this a great time for buyers who would like to live in Maynard.

There are 3 single family properties with sales pending.
December Closed sales: December ended the year on a positive note. There were 10 sold, up from 8 in December 2010. The median price was $313,500; up from last year’s median of $287,000.
